Winter Plumbing Maintenance
DB+

Florida’s mild winters are much easier on homeowners than winters up north. Still, temperatures can dip down into the 40s on those coldest of days. It’s not the best time to have a plumbing emergency. Instead, beat the winter weather and plan to do your plumbing maintenance during the fall season. This will warrant fewer problems when you’d much rather stay inside than venture out. Here’s what we recommend.

Do a Homeowner Inspection

Take a walk through your home and check for signs of plumbing problems, including:

  • Leaky pipes
  • Dripping faucets
  • Unexplained areas of moisture in walls, ceilings, or floors
  • Toilets that won’t stop running
  • Slow drains

Finding trouble spots today means you and your plumber won’t have to deal with them once winter hits. If you see areas that need attention, call in a professional right away, before the situation escalates into expensive water damage.

Pay for a Plumbing Inspection

A second option is to have your plumber in to do an inspection of his own. The cost of a service call is less expensive than a broken water heater that floods the bathroom. Your plumbing professional will know exactly what to look for as he makes his rounds throughout your home, checking the condition of pipes, water fixtures, pumps, heaters, and more. A formal inspection can find plumbing problems that you may not recognize on your own, such as:

  • Gurgling sewer lines that predict a backup
  • Wrong settings on a water heater
  • Sediment or rust inside a water heater
  • Rusty pipes
  • Problematic tree roots

Winterize Outdoor Faucets

The risk of overnight frost is slight in Florida, but it’s still a good idea to disconnect your garden hose and winterize the pipe leading from the house. This is simply a matter of turning off the valve that leads to the outdoor fixture, then turning the faucet on to drain. This clears any standing water from the pipe inside the house. You’ll want to be sure to drain your garden hose thoroughly before storing it for winter, too.
